Civics Updates, 10.14.14

10/14/2014

Good evening, we have the following various updates.  Please let us know if there are any questions:

* LIRR GH Station House - Last year the LIRR fixed the outside of the GH station house, however, shutters and other details were not finished.  The Civics have an agreement from the RR to complete the job this Fall.  We will be monitoring to completion.

* DOWNTOWN GH BEAUTIFICATION PROJECT - The project has slowed somewhat in the past couple of weeks as the Town informs us they are waiting for delivery of the lights, however, they advise us the project will start again shortly with replacement trees and lights being installed next.  We thank the Town officials as the job is coming along nicely.

* SUNOCO/BANK PROPERTY - As stated during our last update, the Bank has agreed to purchase the property pending building approvals.  The Civics met with Bank officials and the Bank presented a detailed plan for the two story building to be erected once approvals are obtained.  The process is expected to take about over 20 months.  In the meantime Sunoco last week decided to remove all signage hung around the fence of the property.

* HALMS INDUSTRY PROPERTY (180 GH Road) - As stated in previous updates these 5.3 acres of land where Halms industries is located is up for sale.  The Civics have been working with the owner and the broker for various possibilities which included Townhouses, Assisted Living, and now the local Gold Coast Library.  The Civics continue to meet with the various parties to ensure the community is aware of decisions to be made concerning this property.

* LUNDY'S PROPERTY - The Civics have asked the Town of Oyster Bay to seek resolution to the property which has been vacant for over 13 years.  The Town has promised to investigate the possibility of demolishing the dilapidated building currently on this property as it is a risk to the community.  An update is expected during the Civics' next meeting with Town officials.

Civics Updates, 9.1.14

Good evening, Happy end of Summer!!!  Was way too short!

UPDATE ON SUNOCO/BANK PROPERTY: For those of you who could not attend the meeting with the First National Bank of LI, here is a brief update:  The meeting was well attended by several Civic representatives and representatives from the Town of Oyster Bay.  At this meeting we were shown the proposed lay out of a two floor office building that after permits and related building hurdles we will likely be looking at a finished building in a year.  The Civics made several suggestions for the building design and the Bank representatives noted them.  Going forward we asked the Bank to prepare a brief periodic update  to be shared with the community and attached is the first one summarizing the meeting and the projected next steps.  Thanks to the Bank representatives for taking time out to meet with the Civic reps.

HALMS INDUSTRY BUILDING:  The Civics will be meeting with the property owner, his broker and two developers to discuss possibilities for the future of the property.  We will keep everyone appraised of any new developments.

GH CENTER OF TOWN BEAUTIFICATION:  The project is progressing nicely and quickly.  The segment of the business areas has been bricked and sidewalks renovated, and now the project has moved to the GH Road area, specifically to the south side of the street where most of the sidewalks were in desperate need of renovation.  The next phase, which will follow immediately after these sidewalks are completed will be the installation of antique lighting with fixtures for hanging plants and the replacement of the trees removed along the businesses on Glen Cove Ave.  The Fischetti will be donating the replacement trees and we are advised they will be of much better quality than those removed. Please know that the removal of the trees was due to the major sidewalk repairs being performed as well as the installation of new lighting.  The Town is monitoring the expenditures to ensure they maximize the number of improvements to the area, so we can expect a much clearer update on the phases that remain sometime soon.  We are advised by the Town that most work will be completed by end of October as they aim to complete these outside construction improvements by then due to weather constraints.

COMPLETION OF IMPROVEMENTS ON THE GLEN HEAD LIRR STATION HOUSE: We are advised by the LIRR that the improvements to the outside of the station house, started last year will be completed this Fall.  We will be monitoring the completion.

Lastly, please note that traffic will be challenging tomorrow morning, when school opens, by GH Road and the four corners, probably worse that during normal school opening hours, so make every attempt to leave extra time and find alternative streets to get to your school.  Have a great school year!

Civics Updates, 8.6.14

Good evening, hope you are enjoying this great weather.  Here are several updates.
  • Sunoco/Bank: As stated in the previous update, the Bank has purchased the Sunoco property.  This has been confirmed by the Town of Oyster Bay.  The Bank has communicated to the Civics that their request for a parking variance will now be diminished to asking for a variance for no more than 2 or 3 spots as their needs now that they have built an office next to JW's have lessened. The Civics have been invited to meet with the Bank representatives later this month, to discuss the plans to build.  We have also been informed by the Bank that they expect to build within a few months.  The Civics will be focusing on the property clean up and the participation on the building design.  As a reminder the discussions with Bank executives have been about a two floor office building, no underground and no branch, as the branch across the street will remain open.
  • Halms Property - GH Road:  As you know the owner and broker were working with the Civics to sell the 5.3 acres of land to an Assisted Living business (Civics' choice), or a developer interested in building a smaller scale Assisted Living along with 21 Townhouses for folks 55 and over (another Civics' choice.)  During the last 8 weeks or so the Gold Coast Library approached the Town of Oyster Bay to purchase the property by issuing a bond and allowing the library to use 2 +/- acres, allowing for another 1.5 acres to become parking for the community center fields and possibly to use the remainder as an expansion of the fields themselves.  During the past two meetings held by the Civics with the TOB (last one two weeks ago attended by several Civic representatives), the Town's initial interest on purchasing this property diminished and we are awaiting for a final decision; we'll let everyone know of the final course of action on this property.  The Civics will contionue to be actively involved on this decision.
  • Beautification of the center of GH:  Long outstanding project:  Finally coming to fruition - we should see shovel in the ground shortly.  The plans hold a two phase project.  Starts in front of the stores from Jack Shack down to the drug store by fixing the front walks, new pavers will be installed in front of all stores - great job by the Town officials in working with the three or four owners of the properties to ensure they carry some of the costs - new antique lighting with plant hangers will be installed, this will require some of the existing trees to be replaced by new trees which will be donated by the Fischetti's - Thank you.  The second phase, which will be contiguous to the first, will embrace the fixing of all sidewalks that need enhancing starting from the railroad tracks along GH Road west to the four corners, and then South to just before Bernard's. Depending on the funding available the Civics are discussing additional enhancements with TOB officials.  We than the Town for finally getting this beautification project going, we also thank Sergio Tedesco, local architect, for doing pro bono work and helping the community with the design of the project.  We also remind everyone that the local Business Association worked on getting this project on the radar of the Town for quite some time.
  • GH Railroad Station:  The final touches of the external improvements made to the station house last year are promised by the LIRR to be made during the Fall.  The Civics will be following up to ensure completion.
  • NY American Water Co.: The local Councilmen who the Civics met with before the summer have met with the Nassau County DA's office to discuss this matter.  The Civics heard from the DA's office and we are in the process of waiting for an update.
  • Ongoing meetings with Town of Oyster Bay Officials:  The Civics have established an ongoing set of meetings with Town officials - meetings take place about every 6 weeks.  The objective of these meetings is to go over a list of pending and important developments in the community.  We thank the Town for facilitating these meetings as we plan to continue to represent the community in maintaining, and improving, quality of life within the Glen Head/ Glenwood Landing halmet.
If you have any questions please let your Civic leaders or me know.  IF YOU DON'T CURRENTLY BELONG TO A CIVIC WITHIN YOUR COMMUNITY PLEASE JOIN IT; we have 9 active Civics within Glenwood and Glen Head.

Keep enjoying this great weather!!

Civics Updates, 7.11.14

7/11/2014

Good evening, the following are updates on several ongoing matters the Civics are handling.  As always please contact me if you have any questions.

·         Sunoco/Bank:  As stated during our last update the Bank has signed a contract and purchased the Sunoco property.  Bank management has contacted the Civics to arrange a meeting.  The meeting is scheduled for late August and we expect to have news about finalization of plans for the property to advance shortly.

·         Halms Property – GH Road:  As you know the plans the Civics were working with the owner and broker to sell the property with the least amount of traffic and the least number of children attending the school  have changed as the Gold Coast GH Library has approached the Town to purchase the property for future Library consideration.  The Town has shown interest in proceeding with this idea as the 5.3 acres could then be also used for parking for parents and children attending games at the Community Center fields – a much needed solution for weekend games when the area is jammed with cars parked across the street from the fields.  The Civics are actively participating on these discussions and have added a proposal to this idea, if it should go forward, to increase the field space (the Library may need a couple of acres, parking could be 1 ½ acres and the remainder could become an expansion to the existing fields.)  This is the current situation concerning this property.  We will keep everyone posted.

·          NY American Water Co.:  Two months ago the Civics escalated their frustrations to two local Assemblymen (Mike Montesano and Edward Ra) with whom we met.  They have taken our frustrations about the outrageous bills received from the company to the Nassau County DA’s office.  The Civics are now in contact with the Assemblymen’s offices and the DA’s contact (an ADA assigned to the matter), and are looking forward to an update.  As of this writing we are awaiting for updates and will release them as soon as we receive them.

·         Beautification of the center of GH:  This long outstanding plan is about to become a reality.  The Town has finalized their permit requirements – required to be applied to Nassau County as much of the affected area is NC roads – and we expect the start of the project within the next two weeks. Again, the enhancement of the area will include the improvement of sidewalks along the stores south of GH Road and Glen Cove Ave. up to Bernard’s – and primarily along the West side of the stores, as well as the installation of antique lighting along the east and west side of the business area.  The second phase of the project, scheduled to begin as soon as the first phase is on the way, is to cover the same process starting at the GH railroad tracks along GH Road up to the 4 corners – again improvement of sidewalks and installation of antique lighting.  Please note that choices of type of antique lighting and other details are completed as are the plans for the projects.  You should see this project on the way within the next two weeks.

·         Finalization of improvements to the GH Railroad station house:  The Civics last year convinced the LIRR to address the much needed improvement of the station house.  While the LIRR made significant residing and other improvements, the project was not quite completed.  The Civics are following up with the LIRR to complete the job, they have scheduled the completion for the Fall of this year.  We will continue to monitor to completion.

Enjoy the Summer and Regards,

Good evening, hope everyone had a great weekend!

Here are several updates:

*  Glen Head center of town beautification plan - As a result of several meetings with the Town, (latest meeting last week) and based on a plan also put together by the local Business Association, the Town plans to begin the beautification project of the center of the GH four corners within the next couple of weeks. The plan calls for installation of antique lighting from first around the business area as well as the enhancement of the sidewalks.  The second phase, expected to star immediately after will start the same process from the railroad area, on Glen Head Road, up to the corners and then south up to the GH pharmacy.  A third phase is under discussion.

* Sunoco Property - The civics were advised this Friday that the Bank has finally signed the contract to purchase the property.  Next steps are to be forthcoming.

* Hamls Property - 150 GH Road - The broker and owner of this property have been discussing with the Civics the most appropriate development for this location. There have been two offers by developers and the offers are under discussion before they are presented to the immediate community neighbors for discussion, however, a third local option has now been presented to the owner and this third offer is under discussion.  The Civics will keep everyone abreast of the ongoing progress on the sale of this property.

Let me know if there are any questions.

Civics Updates, 4.30.14

Good evening, here are several updates (the last one is a new one); please share.

  • Water Company charges - Last week several Civic representatives met with two local Councilmen – Ed Ra and Michael Montesano – to seek their assistance in resolving the lack of responses from the Public Service Commission and the Attorney General’s office concerning the rates being charged to many of our community members for water usage.  We agreed to a plan of action and a timetable for obtaining replies to a number of inquiries related to resolving this ongoing issue.
  • Halms Industries – The broker is getting several offers ranging from an Assisted Living facility, Townhouses and a mix of both.  The Civics are monitoring the offers and encouraging the broker to accept offers that would generate taxes, minimum traffic and the smallest possible number of children attending the schools.
  • Sunoco property – Negotiations with the Bank continue but at a very slow pace, reports the Sunoco representatives.  Another local businessman has shown interest on the property and is in touch with Sunoco.
  • Meeting with the Town Of Oyster Bay Supervisor’s office – Two weeks ago several Civic representatives met with several TOB officials from the Supervisor’s office for the purpose of discussing items pending resolution to improve the quality of life in our community, among them:  Lundy’s property still abandoned, Conclusion of the project to beautify the GH business area, Sunoco property (Bank working with Sunoco), Request for a local Turf Field, and the matter of possible installation of Cell antennas.  The meeting was successful and an agenda for a follow up meeting was established with the Town promising to provide an updated report by early June, when a follow up meeting is scheduled to take place.
  • Property Across from the GH Community Center – The Civics have been informed that the FN Bank property across from the Community Center has been sold.  The Civics have approached the company who purchased the property to seek details on their future plans.  We will be seeking a meeting with them to better understand their plans and ensure there are no surprises to the community.

We will be monitoring all of these matters and will keep everyone appraised.  Let me know if there are any questions.

COMMUNITY UPDATES - APRIL 7

4/7/2014

Good evening, so here is a summary of this morning's meeting all local Civic representatives held with the Deputy Town of Oyster Bay Supervisor, Len Genova, and his staff Hal Meyer and John Ellsworth.

The points of discussion:

First we opened the meeting by stating our dissatisfaction with the overall lack of support our area receives from the Town.  We proceeded to discuss individual points closing with a request to put together a comprehensive plan that addresses all of the needs of this area.

* SUNOCO property:  We restated to the Town representatives that it has now been some 14 months since they referred the Bank to our community and the Bank a) is not concluding the signing of a contract with Sunoco, and b) the Bank now refuses to provide any periodic updates on the progress of the negotiations to the Civics.  The Town officials informed us that they also contacted the Bank and are not getting updates.  The Civics stated that we have been approached by two business parties who are interested in the purchase of the property and we have contacted Sunoco officials who are open to proceed with other potential buyers.  Out of the two businesses who have approached the Civics, we feel the one business we would support would be Mario Fischetti who already owns property in the area - including the nice row of stores across the street from the Sunoco property - and he would work with the Civics in ensuring that what is built there would be to the satisfaction of the community.  The Town officials endorsed our going forward with such proposal, thus we will contact both parties to proceed.  In the meantime the Civics have reached out to the Bank Chairman to attempt to open a dialogue and get an update from the Bank officials on their attempt to purchase the property; we are awaiting a reply.

* BEAUTIFICATION OF GH BUSINESS AREA:  The Civics concluded, some 3 months ago, submitting a project plan to the Town to beautify the GH business area with a $500,000 funding promised by the Town in lieu of the Park, when the Bank decided to purchase the property.  This plan has been approved by the Town; we discussed ground breaking for this project and the Town agrees the project will continue with projected start date of possibly late June.  The project encompasses the installation of antique lighting to be installed from the RR tracks are along GH Road west to the 4 corners, south to Bernard's and north to the Promise deli.  Within the same area curbs and sidewalks will be replaced and enhanced, where needed - note that not all of these areas are in need to repair, however, many are.  Along the business area the plan will look to complete  the brick sidewalks already started by the Fischetti properties (Jack Shack), and lastly updated garbage containers are to be installed along the store fronts.

* HALMS PROPERTY:  The Civics informed the Town officials that we are working together with the real estate developer handling the sale of the 5.3 acres of mixed zoning land for sale, and we will look forward to their cooperation in working with us to ensure the property once built it enhances the GHRoad area.  We also informed the Town officials that currently there are ongoing discussions to build 55 Townhouses for 55+ owners, as well a discussion to build 20 to 22 homes.  The Civics are involved in these discussions.

* LUNDY'S PROPERTY:  The Civics representatives complained that the Town has not taken any decisive steps to condemn or otherwise have the owners take care of the close to 8 acres of land that have been without any occupancy for several years.  Furthermore, the Civics stated their fear that young people are at risk of starting a fire or having the dilapidated building fall and cause unauthorized visitors to the property to be hurt.  Town officials promised to look into this matter and address possibly demolishing the existing building.  Town officials agreed to look into this matter and let us know what can be done as a next step.

* CELL ANTENNA INSTALLATION:  Civic representatives discussed a projected plan to install a cell antenna near the community center fields that the community has opposed by signing a 900 name petition already submitted to Town officials.  The Civics requested the Town, when and if in receipt of an application to disapprove such request. The Town officials will conduct research to see if an application has been submitted
mitted at this time.

* REQUEST FOR A TURF FIELD: Many of the Civic representatives are parents of local children who participate in Soccer and Lacrosse and who are not able to play under the current conditions of the Community Center fields.  Civic representatives stated that there are some 16 turf field that have been built by the Town across their jurisdiction, however, the GH area is not being addressed.  Town officials agreed that there is a need for a turf field and asked the group to come up with a location where they could build one with lights so the field can be used more extensively.  The Civic representatives stated that we would like such a field to be built at the community center with no lights as neighbors to the field would not be happy with lights and late games.  The Civic left with the task of finding a local pace where such field could be built with lights, or to come back to the Town with a proposal for a turf field with no lights located at the community center.

* PREVIOUS PROMISES BY THE TOWN TO PURCHASE PROPERTY ALONG SHORE ROAD TO BUILD A BOARDWALK:    The Civic repetitive presented the Town officials with a 2005 letter from the Town stating the desire to put together a long term plan that would improve the quality of life in the Glen Head - Glenwood area, something that never came to fruition, and a point that we would very much like to revisit.   Town representatives agreed to discuss such plan and discuss further details with us at our next meeting.

The Civics concluded the meeting by agreeing with the Deputy Town Supervisor to hold scheduled follow up meetings to ensure all items discussed are delivered.  We set or next meeting for Monday June 9th at 9 am at the Town Supervisor's conference room.

COMMUNITY UPDATES - MARCH 13, 2014

3/14/2014

Good evening,

The following are updates on the several matters the Civics are currently addressing:

  • HALMS INDUSTRIES – 180 GH Road – The real estate broker is working with several prospective buyers.  We will continue to stay in touch with the broker and will monitor the progress.
  • LUNDY’S PROPERTY – GH Roberts Lane – This property of close to 8 acres continues to be in deplorable shape, one does not notice it much as it is hidden behind the RR tracks and a dead end street. The developers who have a contract with the owners have been chasing this property for a dozen years and little activity has come of their efforts.  The Civics continue to be in touch with the developers and they inform us that the matter is currently pending further input from the DEC in Albany; we do not expect any quick resolution but continue to monitor the progress.
  • NY AMERICAN WATER CO. – As many of you know the Civics organized a public meeting over a month ago with senior from the company, and while neighbors showed their frustration at the company executives, little resolution to the outrageous bills cam of the meeting.  The Civics are currently organizing an early April meeting with the three local Councilmen representing us in Albany (Michael Montesano, Ed Ra and Delia DeRiggi - Whitting) to seek their help in resolving this ongoing issue.  The Civics are also in touch with the Public Service Commission, who manage the rates for the water companies, and while they have not been at all helpful, we also recognize that the current rates are NOT due to any rate increases but are primarily due to the outrageous cost of their services (approx. $4.30 per thousand gallons used versus some $1.25 – taxes included – for Jericho and Roslyn water districts.)  The Civics have explored the ultimate solution to this issue with subject matter experts and it is a difficult one, but one that with some effort could be addressed.  The process would require a referendum from the community, approaching the company to buy them out, issuing a bond for the purchase (the Town of Oyster Bay would handle the process and the ongoing billing for the bond to everyone in the community), assessments would be required from both parties (the community and the water company), and a negotiation for the final price would have to be worked out.  Once this process is implemented (not a quick or easy task), we would find a company, such as Jericho or Roslyn, to run the day-to-day service (we would not be required to set another bureaucracy to handle it.  In summary – we are moving in several directions to find a solution, including a political one.
  • LOCAL CARPETING BUSINESS – GH –  The business has applied for a permit, as required by the town, for a sign and the town is waiting to review and approve the proposal – the Civics are not involved directly on any reviews of the sign but we are monitoring the approval process.
  • BANK – SUNOCO PROPERTY – There is little news being provided by the Bank executive management in terms of any progress to conclude the purchase.  The Civics will now move to request a meeting with the Town Supervisor (John Venditto), who approached the Civics over a year ago to see if we could accommodate the bank with the purchase.  We did in good faith and the bank is now not providing any updates while Sunoco is waiting for the negotiations to conclude.  This lack of progress on this project is affecting the agreement made by the Supervisor with the Civics to provide the community with funding to enhance the business area – a project starting from the GH Road RR tracks, and one that has been scoped out and presented by the Civics to the Town officials for review, The Civics will request a meeting with the Town Supervisor and will report the results to the community.
  • CELL FLAG POLE ANTENNA – Two local Civics have been addressing the local community concern over the possible installation of a cell antenna by the American Legion building in GH.  Representatives from the Civics have met with the AL Board and the process is under discussion.

Lots going on! The Civics will report on the progress of each of these matters.

Community Update - February 25, 2014

2/25/2014

Good evening,

Just a couple of updates on some ongoing matters in the community:

* The Getty Gas station at the 4 corners of GH was issued a summons by the TOB Code Enforcement early January and the manager has began to clean up the place a little.  I believe Code Enforcement will continue to monitor the place as it is in desperate need of some clean up.  This information was passed along to the Civics by the TOB.

* The TOB also informed the Civics that the rug business in Glen Cove Avenue in GH has applied for a permit for a new sign and they are reviewing the request; the business we believe is open and the new sign is pending approval.

* The Bank received the Civics' request for a meeting and they have ignored the request.  We have proceeded to contact the TOB who are the folks who approached us a year ago about the Bank purchasing the Sunoco property and we have asked them to obtain an update on the delays from the Bank.  The Town contacted the Bank CEO who has stated that they are proceeding with the purchase, however, these processes take time and they have little news to share with the Civics at this time.  We (the Civics) have stated to the town that this is unacceptable and the town has advised us that they would like to broker a meeting with the Civics and the Bank.  The Town will approach the Bank next week to seek this meeting.  Based on the success of the Town on arranging this meeting we will likely need to discuss alternatives steps shortly afterwards.  We will keep everyone advised.

* Two Civics neighboring the American Legion in GH have expressed strong opposition to the installation of a cell pole antenna proposed to being erected at the AL property.  The two Civics have met with AL representatives to present close to 200 neighbors' letters and 700 signatures gathered on a petition to let the AL know the community opposes the installation of the cell pole.  The matter is under discussion.

Please let me know if there are any questions.

Community Update - January 26, 2014

1/26/2014

Good evening, want to give you updates on the following three important matters going on in our community:  Civics' meeting this week with National Grid, Halms Industry property and Sunoco property.

* Civics' Meeting this week with National Grid executives - This past Thursday a number of community members met with NG managers in charge of the plant demolition, public and community relations managers and their tax department manager.  The meeting, held at their Hicksville offices, provided further information on the progress of their dismantling of the plant, their estimated time table to complete the project and their expected tax reductions as a result of the diminishing of their capacity usage of the plant.  Plant managers stated that over 50% of their dismantling project is completed and most of the reminder is scheduled for completion by late 2014 with a small portion remaining to be completed by March 2015.  As a result, NG tax representatives stated that they have thus far received a reduction on their total annual taxes from $22 million paid for the year 2010/2011 to approximately $11 million,  taxes which would take effect next year (2014/2015.)   It was further extrapolated that since another approximately 25% to 30% of the demolition will be completed this year, that NG's taxes would be further decreased (through another tax reassessment), by approximately an additional $3 million for a total of approximately $14 million - in other words, their current tax payments of some $22 million would be reduced by $14 million thus leaving their net tax payments at $8 million effective in two steps - $11 million reduced next year and an additional $3 million reduced the year after.  During this segment of the discussions the Civics surfaced a legislation enacted, and passed, by Sen. Jack Martens during 2012, which limits the increase of taxes on residential properties in our County to 1%.  A discussion ensued around this legislation and its effect on the reduction of taxes being received by NG, if the limit to passing the taxes on to the community's residential home owners is 1%.  The NG representatives stated that this legislation, which requires an annual review and passing through the Albany legislature, had not yet been approved this year and stated that their attorneys were in the process of reviewing the matter.  The conclusion of this discussion leaves the most important critical issue of taxation to compensate for the NG loss of taxes at the GWL plant up in the air and open for further discussion with our legislators. In order to clarify this most important community matter the local Civics are organizing a Town Hall meeting with our local Senators and Councilman/women for late February.  We will publish the date for this meeting and ask neighbors to attend as this should be a most informative meeting.  Lastly, a SC resident attending the meeting presented the NG representatives with a petition signed by over 700 residents asking for NG not to demolish one of the long standing buildings as it should be preserved as a historic building.  The NG representatives stated that they had discussed this matter with the local historic society and it had been concluded that the building was in very poor structural conditioned and it could not be saved unless a significant investment was made in reinforcing the structure.

* Halms Industries - This is a 5.3 acre piece of land located on Glen Head Road  (# 180) at which a local business has been operating for over 50 years.  The current owners have decided to sell the property with repurposing to either building townhouses, home or an Assisted Living facility.  The local Civics met for the second time with the owner and his real estate developer representatives and while an initial discussion was held related to building an Assisted Living facility, companies approached did not like the location and the discussion has now moved to building townhouses for 55+ buyers.  The ongoing discussion with the two neighboring local Civics relates to the number of Townhouses.  The Civics have requested the limit to be at no more that 50 units.  The discussions are continuing with the owner and his representatives.  We will keep everyone posted.

* Sunoco property negotiations with the First National Bank of LI - The negotiations between the Bank and Sunoco are now 10 months old and the progress continues to be slow with the Bank promising to conclude the matter soon with unfortunately little results.  The Civics are attempting to receive updates from Bank management, however, updates are not being provided with much frequency and so the Civics will be discussing alternatives to ensure the protection of our community as the unsightly site needs to be enhanced and improved.  The Bank also has their large branch property near Waldbaums up for sale and the Civics will monitor the progress of that transaction.

More to come with some further updates on meetings with the Water Company and a Town Hall meeting concerning the NG/LIPA plant tax situation.  We will urge everyone to attend.

Regards and let me know if you have any questions.
